This beauty has even been host to an Oscar winning director, several authors and professional athletes who use it to recharge and inspire.

Exclusive Marijuana Policy

Vaporizers or vapo-pens inside the home travelTHC guests only. Smoking is also allowed outdoors, on decks, patio and on all of the hiking/ATV trails for travelTHC guests only.

You may not smoke, take or eat any MJ while riding/renting atvs or while target practicing.

Cancellation Policy

For guests whose arrival is greater than 30 days away, cancellations will be allowed in full minus a 4% credit card processing fee.
If your arrival date is less than 30 days away, cancellations are not permitted.

Enjoy 120 acres of pure mountain bliss & wilderness with on site check-in and caretaker to point out areas of interest. Take advantage of miles of hiking & biking immediately outside the door with a seasonal streambed, hills, valleys, large rock outcrops, a diverse forest and flowery meadows. It will take you a week to explore this property. And if you stay longer, the Ranch adjoins national forest on its entire Northern border, so you can enjoy even more exploring!

Blue Sky Ranch is so exclusive & private, you will feel like you are the only humans on the planet and in one of the most serene and nature inspired settings most never see, totally lacking in any sense of development nearby. On the other hand, you are in very close proximity to all the things one expects to do in Colorado.

ABOUT THE HOME: The master bedroom boasts a whole wing of the home which spans TWO levels, a 2 person hot tub with flat screen TV, king sized wine barrel stave bed with top of the line Tempurpedic mattress, walk-in closet, in suite master bath, and a giant wall of windows allowing you to wake up to the most incredible mountain views.

Aside from a gorgeous master, there are 5 other cozy guest rooms.

Finally, we have a Pak n Play that can be set up in any one of the rooms for infants/toddlers. We also have a high chair.

The kitchen is equipped with stainless steel appliances, butcher block counter tops matching the theme of a lodge in the wilderness and it’s fully equipped with top of the line flat ware, place settings, pots, pans, coffee maker, toaster, microwave, double sinks, and all the implements to cook a gourmet meal. An additional walk-in pantry houses anything else you may need including barbeque implements, outdoor dishware, spices, cookbooks, etc.

The dining area inside has service for 6 but can squeeze 8. The dining deck outside with BBQ featuring the GREEN EGG, has service for 6 but can squeeze 8. The picnic table on the flagstone patio easily seats 12.

An accommodating study includes a printer/scanner/copier and phone, free local and long distance calling. International calls however will be billed to the credit card you have on file with us. Wifi is also available throughout the home. Just bring the laptop or iPad.

The bottom floor features a wet bar with mini fridge, theater with 65 inch Flat screen LED Smart TV with HDMI patch, remote controlled automatic black out shades, DVD library, CD library, Wii Gaming console with games, and surround sound. Entertainment system plays music all over the house including outside on our entertainment decks.

Outside and to the right of the master bedroom wing, there is a 6-seat hot tub with redwood sundeck featuring comfortable chaise lounges, benches, garden seating, a hammock and a natural stone fire pit. You’ll also find two Air Chairs that you can lightly swing in under the deck in the shade and out of the weather which are great for sipping wine, hot chocolate or a beer while taking in the sunset amongst a fantastic view of Jaymes Peak.

EVENTS: Guests wishing to hold events, weddings, reunions, corporate retreats, or parties of any kind, etc. be sure to clarify event ‘type’ and total ‘number’ of guests when inquiring. Max guest count for Blue Sky Ranch is 75, no exceptions. Events numbering from 25 to 75 guests total will be charged an event fee of $1750 which includes up to (2) pre-planning visits, the ceremony site and/or event site, up to (2) port-a-johns, and (1) large rental dumpster that will be brought to the site for event rubbish. There is a 2-night minimum stay required for events at $1150 per night for up to 13 overnight guests September through May and a 3-night minimum stay at $1150 per night for up to 13 overnight guests during holiday weekends or dates between June 1st and August 30th. Tours of property require a $150 visit/appointment fee that will be credited back to you once you confirm your booking with rental agreement & deposit. Please note you will be required to purchase liability insurance for your event, (typically $150) for this type of policy naming owners of property insured up to $2 Million. Please contact us if you would like to review our Venue Agreement in addition to our Lodging Agreement. Any parties or events having over 11 additional ‘day’ guests in addition to the overnight guest maximum of 13 (that’s over 24 total guests) on property, DAY guests will not be permitted to use any interior space of the home with the exception of the 13 ‘Registered Overnight Guests’. Guest parties from 14 to 24 total members including overnight guests have a different policy to abide by than the one above, so please inquire about the details and permissions associated with this smaller event type.

Campers in tents or RV’s are an additional $25 per person/per night and seasonal. Please be sure to inquire prior to you booking any type of stay about these details.

ABOUT THE LOCATION:
We are conveniently located between the towns of Nederland & Black Hawk, making a visit to both places quick and easy. We are also conveniently located close to 2 highways -1 is within 2 miles (HWY 72) and the other is within 6 miles (HWY 119) making access to the ranch much easier than most mountain properties. This makes getting to Denver, Boulder, Golden or the larger ski areas a snap.
Black Hawk’s many Casinos, it’s charm as an old mining town with its historic appeal is a must see. So is Nederland. Nederland feels like an old village, quaint with friendly people, restaurants, a carousel, mining museum, pubs and the famous Pioneer Inn, a watering hole which has nightly entertainment ‘bands’ where the famous have frequented including the likes of Billy Joel, Rod Stewart, Carole King, Stephen Stills, Waylon Jennings and Dan Fogelberg. Ned (nicknamed by locals) is also FAMOUS for FROZEN DEAD GUY DAYS in March of every year. http://frozendeadguydays.org

Although many of our guests like to explore a day or two off ranch, most find the comfort and beauty of the Ranch itself too inviting and gorgeous to leave.
